MAINTENANCE ASSOCIATE

Repairs, maintains physical structures of the establishment. Performs a variety of skilled and unskilled jobs about the buildings and grounds. Performs electrical, plumbing, painting and carpentry and painting as needed. Performs additional duties and assistance to the residents as assigned.

Environmental Services Director

The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.

· Must have the ability to perform minor carpentry skills and jobs.

· Must have the ability to perform some electrical jobs and have knowledge as to when to call

someone for assistance.

· Will perform a variety of plumbing functions.

· Some minor repair of appliances will be assigned at times. Knowledge of dishwashers, vacuums,

disposals, washers, dryers, etc. will be helpful.

· Must be able to operate hand tools and know how to do so safely.

· Must wear a pager or cell phone and be available for emergency situations.

· May perform janitorial duties, such as garbage pick-up, cleaning spills, etc.

· Must be aware of the dangers of hazardous chemicals, cleaners and paints that are used in daily

job.

· May need to work in adverse weather conditions.

· Complete simple work orders and tasks assigned on a daily basis.

· Must learn fire system and alarm system as to be able to handle emergencies.

· Is responsible for care of equipment, tools and be able to report non-functioning tools to

· supervisor.

· Must know location of emergency shut off valves and safety equipment.

· Work with Construction dept. as needed in renovations, etc.

• Criminal record clearance or criminal record exemption, as required by law
• Health evaluation to ensure ability to perform duties of the position and the absence of any communicable disease, including tuberculosis and CXR clearance.

Ability to write, speak and read. Must be able to follow oral and written instructions and/or directions.

Must be mechanically inclined. Should have the experience in operating common machines and maintenance equipment. Needs to possess basic knowledge of electrical, plumbing and carpentry skills. Needs to be able to use hand tools. Previous general maintenance duties a must.

Needs to be self-directed and self-motivated to perform most duties. Needs ability to make decisions when required. Needs to be willing to work with others and take direction from others when needed and required.

Works indoors and outdoors frequently performing tasks in inclement weather. May work in damp, awkward and cramped areas. Is subject to falls, cuts and burns.

Carry out all instructions given by authorized personnel to the best of your ability. Care and maintenance of all tools and equipment. Making adjustments and repairs on facilities buildings and grounds.
